Is there an application and administration fee? If so, what are they?
Yes, there is a $50 application fee per applicant and a one-time Administration fee of $350 per one house-hold application.
What lease terms do you offer (6, 9, 12 months)?
We offer 3-14 month lease terms.
How much is the security deposit?
Your security deposit is contingent on your approval. If you are fully approved your deposit will be $500. Conditionally approved applications will be responsible for a security deposit equal to one month’s rent.
Is there a deposit alternative option?
No, there is no deposit alternative.
Is renter’s insurance required?
Yes, renter’s insurance is required.
When is my rent due?
Rent is due on the 1st day of each month.
How do I pay my rent?
Rent can be paid through your Loft Living resident portal, available via the mobile app or website. Payments may be submitted using ACH or credit card.
Are any utilities included?
No. Water utilities will be billed through us, metered by each apartment so you will only pay for what you use. Electric, you will pay separately directly to Dominion Energy.
Are there additional fees I should expect?
RentPlus is $9.95 for one lease holder or $14.95 for 2 or more lease holders. This program is designed to help build credit. Each rent payment made will report to help boost credit. This program does not negatively affect your credit in any way but you are more than welcome to opt yourself out of it as all residents are automatically opted in.
How do residents submit maintenance requests?
Service requests are submitted via our resident portal, LOFT.
Is 24-hour emergency maintenance available? What qualifies as an emergency maintenance request?
Yes we have 24-hour emergency maintenance. Emergencies would be considered: Active leak, toilet clogged (if you only have 1 toilet), AC not working and it is more than 80 degrees outside, Heat not working and it is below 50 degrees outside, Front door lock inoperable.
Is parking available and is it included?
Yes, we have a parking garage. Free to park unless there is more vehicles than lease holders. Additional vehicles will be $50 per month, per extra vehicle.
Is the community pet friendly?
Yes, we are pet friendly.
What is the pet policy including fees, restrictions and how many pets are allowed per apartment?
Our pet fees include a one-time $350 non-refundable pet fee per pet and will be $45 a month for 1 pet and $80 for 2 pets. There is a 2 pet maximum per house-hold. Our pet restrictions include these breeds: Rottweiler, Pit-bull breeds, Kita, Chow.
Do you offer furnished apartments?
We do not offer furnished apartments.
Is there reserved parking or personal garages available (include additional fees)?
We have an option for a reserved parking spot for $50 a month.
What amenities does this property have?
Property amenities include: Clubhouse (reservations are allowed for $150 for a 4-hour time frame), Cardio room, Weight room, 24-hour coffee bar, Tanning room, Business center, Yoga/Meditation room, Golfcart concierge, Beach cruiser and beach umbrella rentals, Storage cages available for rent.
How do I schedule a tour at this community?

Do you offer in-person, virtual or self-guided tours?
We offer in-person and virtual tours.
How soon can I move in?
As soon as an apartment is available. You can check our website to see our availability and pricing. We conduct all move-ins after 1pm.
How do I apply for an apartment?
You can apply directly on our website or give us a call and we will send you a pricing quote and you can click “apply now” and that will direct you to our website to complete your application.
What are the income and credit requirements?
We require the house-hold to gross 3x the rent for income qualifications. We use a third-party screening system that will factor in income, credit, background, and rental history and that will determine your approval status.
Do you accept co-signers or guarantors?
Yes, we do accept Guarantors. Please know the guarantors have to gross 5x the rent alone.
What documents are required to apply?
Once your application is complete we will ask for your state issued ID and most recent 30-days worth of pay before we continue your screening.
